This 20,000-square-foot mixed-use urban infill project in Pacifica, California, combines street-level commercial space and enclosed parking with five residential units organized around an interior courtyard on the upper two floors. The courtyard brings natural light and private outdoor space into the residential portion of the development while providing separation from the surrounding urban environment.

The building’s massing, organization, and material palette respond to the scale, texture, and character of the surrounding neighborhood while addressing the environmental challenges of coastal exposure and the adjacent highway. Residential spaces are oriented toward the protected interior courtyard, creating a more sheltered environment within the larger urban setting.

The project transforms an underutilized site into a more active, pedestrian-oriented development while contributing new housing and neighborhood-serving commercial space.
