This 20,000-square-foot mixed-use urban infill project combines street-level commercial space and enclosed parking with five residential units organized around an interior courtyard on the upper two floors. The courtyard brings natural light and outdoor space into the residential portion of the development while creating a sense of separation from the surrounding urban conditions.

The building’s massing, organization, and material palette respond to the scale, texture, and character of the surrounding Pacifica neighborhood, while addressing the environmental challenges of coastal exposure and the adjacent highway. The project is conceived as an opportunity to transform an underutilized site into a more vibrant, pedestrian-oriented streetscape while contributing much-needed housing and neighborhood-serving commercial space.
