This 2,000 square foot single-story home in Burlingame, situated on a hillside, faced several challenges. The original Mid-Century Modern character had been lost through a series of poor renovations, privacy issues arose from expansive glass along the property line, and a solid front wall and fireplace obstructed the million-dollar view towards South San Francisco. Additionally, a center post disrupted the main living space flow, the exterior appeared dated, and the project had a limited budget.

To address these issues, the renovation focused on strategic budget allocation for maximum impact. The home was transformed with upgraded finishes and casework throughout, featuring a minimalist kitchen with modern appliances. Openings were reconfigured, and a new deck with privacy screening was added along the property line. The front wall was opened up to capitalize on the San Bruno mountain view, while a 40' long ridge beam was installed to remove the center post, creating a free-flowing great room.

 The exterior received a contemporary update, enhancing curb appeal. Energy efficiency improvements included upgrades to the building envelope, lighting, and HVAC systems. Sustainable materials were used throughout the project, balancing comfort, efficiency, aesthetics, and increased property value within the constraints of the budget.
